Tie-in to Existing Building/Patching

  STATEMENT OF PROBLEM: There were several penetrations in various locations that required cutting/coring, weatherproofing, patching, etc. that our subcontractors had excluded in their original estimates. The cutting and patching involved with these tie-ins not specifically shown on the drawings, and was not covered in the GC estimate. For example, there were three separate areas of the plant where new dock doors and unit heaters were installed. Each of these unit heaters had 3 penetrations through the roof above that were not shown on the drawings. At bid time, the responsibility of this scope was not assigned to anyone.

  - Stub columns for structural steel roofing / lead abatement
  - Siding patching at demoed overhead doors and exterior lights
  - Truss penetrations for tie-ins to existing building 

COURSE OF ACTION: Worked with subcontractors and horse traded when possible. In an attempt to minimize losses, we self performed as much of these tasks as we could. We switched out ironworkers with laborers and carpenters to complete siding cutting for truss penetrations.

LESSON FOR FUTURE PROJECTS: During bid time, different scope tasks of this nature need to be properly communicated and assigned properly. Discussions need to be had with subcontractors to understand the work they need to complete that CCC, as the GC, needs to account for. Any discussions had during the bid time need to be referenced in the PSSA.

When presented with bid drawings w/ lack of detail, estimating team needs to send bid time RFIs seeking clarification on what detail to follow/standard procedure.
