STATEMENT OF PROBLEM:

Insufficient laydown areas were provided for the scope of work to be performed. Additionally, temporary facilities and utilities were located in areas that required permanent facility installations, therefore, requiring moving them or dismantling them prematurely.

 

ROOT CAUSE:

Insufficient planning of the overall site. Site plan wasn't used to determine the correct location for laydown yards and temp facilities.

 

COURSE OF ACTION:

When the need for laydown yards and temp facilities came up, the team simply allocated available land, without looking ahead at what utilities or buildings needed to be constructed at those locations in the future.

Moving of break tents, laydown yards and staging areas were a constant task throughout the project.

This problem never solved itself. All the way to the end of the job, temp facilities were being moved, final construction was delayed in certain areas.

 

LESSON FOR FUTURE PROJECTS:

Start with a complete site plan showing all construction, utilities and underground construction required for a full installation. Designate "green-belt" areas as the only location allowed for temporary facilities. Construct stone lots for these facilities at the onset of the project and assign them to contractors on an as-needed basis. Identify laydown for early construction (steel, resteel, formwork) that can be utilized later in the project for other trades after the core and shell are constructed. Provide accessible walk paths to and from temp facilities and parking areas.
