STATEMENT OF PROBLEM:

Owner attempted to save money by purchasing DFH through the GC instead of installing contractor. 

 

ROOT CAUSE:

 

COURSE OF ACTION:

The GC project manager held weekly coordination meetings with the installers and vendor to discuss and sort through all of the delivery issues and missing items. These meetings lasted for ~ 10 months. 

 

LESSON FOR FUTURE PROJECTS:

Included furnishing of doors/frames/hardware in the carpentry bid package so that risk is off of the GC and on the trade partner. 

Whether or not the GC chooses to carry DFH (or specialties) there needs to be language in the contract pertaining to how the installing contractor will receive, inventory, and store the material and in what timeframe. 

Putting DFH procurement in the carpenters contract removes financial risk from the GC, but if the material is not properly accounted for the schedule will still be impacted while waiting on lost or shorted material.
