3D BIM Coordination

Statement of Problem:
The laboratory project involved a lot of utilities within the ceiling space. At bid time, the Owner did not accept a bid alternate for developing a 3D model deliverable. The building was designed in mostly 3D format just not 100% accurate. This lead to issues with trade coordination due to the large amount of utilities (especially ductwork) congesting the ceiling space. The mechanical subcontractor had to do 3D model coordination anyways to ensure there were no clashes. This became especially difficult since the Owner required for all serviceable components (VAVs, reheats, isolation valves) to be located within arms reach of ladder in corridors for maintenance (not part of bid time requirements). They were not allowed to be placed in the labs which made the coordination effort more intense as the reheats all required code clearances that had to be taken into account.
