LACKING COORDINATION DETAIL FOR WIND BARRIER ON EXISTING STRUCTURE

STATEMENT OF PROBLEM:

Project consisted of Two Large 'Wind Barriers' on the Main Pipe Rack made up of Metal Panels integral with manual/chain-operated Rolling Steel Doors - coordination required with engineer due to lack of detail on overhead door connections & support steel. There was a secondary stair structure included in this budget to consist of metal panels with industrial wind curtains for material access at each level - coordination required with engineer due to relocation of existing electrical conduit and lighting cable as an ADD to the project scope. This caused a delay in award and the project was phased into two-phases. 

 

ROOT CAUSE:

There was an insufficient detail for the frame connection to the existing steel and metal panel system. No edge detail provided for overhead doors. Secondary issue regarding electrical cable - pushed funding for the stair enclosure to the following year (phase two).

 

COURSE OF ACTION:

DTE structural engineer was engaged with an RFI, however response took over 30 days to resolve. PM ended up making the project whole, as estimator made the situation clear at the project kickoff. 

 

LESSON FOR FUTURE PROJECTS:

Ensure Design Issues are resolved prior to acceptance of project award to avoid risk. Negotiate with owner to provide LOI for secondary phase if elected for funding purposes.
