STATEMENT OF PROBLEM:
DFH delivery and install :
-No schedule determining delivery priority for support rooms
-Orders split into 3 different installing contractors
-Drawings were not updated to reflect design changes (mark-ups made in submittals)
-Laforce filling orders from multiple locations
ROOT CAUSE:
COURSE OF ACTION:
- The GC team had all material sent out per the original plan moving east to west through sections of the building.
- The GC project manager held weekly coordination meetings with the vendor and installers to discuss deliveries and missing items. These meetings lasted ~10 months to resolve all items.
LESSON FOR FUTURE PROJECTS:
During Buyout Phase establish best method for success: (GC Furnish or Subcontract Furnish and Install). This is based on numbers carried, budget restrictions and quality of supplier and installer. Establish the GC PM or PE in charge of this scope and make sure they have experience.
-in D/B Jobs establish a drop dead date / freeze design to allow submittals to commence well ahead of schedule reqs.
-Understand customer priorities before orders are placed
-Put DFH in installers contract with inventory clauses
-AE should always update drawings to reflect current design
-Discuss this with supplier in pre-order meeting. Confirm orders are coming from one location or if multiple locations confirm they will be shipped in correct sequence.
