Avoidable Roof Damage - Budget Protection 

 

STATEMENT OF PROBLEM:

Roof damage issue at rear end of project that could have been mostly preventable given proper protection coordination / base bid allowance 

 

ROOT CAUSE:

Lack of coordination between roof contractors and trades that have scope on the roof - lack of definable monthly unit rate cost for roof protection materials and installation work. 
07C- 1Bid award only included 1,000 LF of protection 

 

COURSE OF ACTION:

-Request Damage Vplan from Roof Contractor 
-Track repair cost on T&M using Vplan, photos as back up. 

 

LESSON FOR FUTURE PROJECTS:

-Have bidders price a roof protection unit cost to be included as an add alternate within the base bid. Unit cost to include SQ of roof protection for "x" number of months - include roof protection labor within unit cost. 

-Ensure the contractors that are working on roof are properly protecting the roof as they work. PMI-BMWC (mechanical contractor) attempted to protect roof through scaffold errection means and methods, effort was futile. Need to ensure B&B (roof contractor) is involved with protection methods to ensure future effort to protect roof is not done so in vain. 

Ensure contractors working on roof, furnish systems that are compatIble with specific roof design.

(compatIble = does not have potential to further damage roof system)
(i.e. polypropylene duct support bases are not compatIble with TPO roof membrane)
