STATEMENT OF PROBLEM:
The GC, DeMaria, contracted directly with LaForce to supply all of the frames, doors and hardware. There was an extensive mix of frames and doors to remain, along with many new sets.
CCC was responsible to receive, shakeout and install.
Many of the existing frames will require modifications or additions to allow/receive the new hardware, which were not identified until the existing hardware was removed. Example - a frame with an electric strike previously, now gets a standard latch. The frame has a large hole that requires filler plates to receive.
Doors - similarly, doors that once had security locks, and now are to receive standard handles, have large holes or misaligned holes that don't have any coverage. Many doors are to receive continuous hinges, but the hinges don't work with the current size and setup of the door and frame.
ROOT CAUSE:
LaForce did not thoroughly identify what the condition differences between the old hardware and the new hardware would be.
Secondly, CCC installed 3/4 of individual hardware sets, only to find that they could not complete each without additional modifications by LaForce.
COURSE OF ACTION:
The GC, DeMaria, is having LaForce come to the site to modify frames and doors, as well as provide additional miscellaneous hardware kits to complete each door.
CCC will then be asked to return to complete the installations. A lot of time has already been used to support and identify all of the missing or incorrect items, as shown in the picture with the hardware set and the notes of what is missing or needed to finish.
LESSON FOR FUTURE PROJECTS:
When notes identify existing frames, doors and hardware are to remain but be modified, we need to take a very detailed look at what those modifications entail and be clear to the GC/Owner/Requester understands the scope of that request.
