Job #3304 Delta WWTP Phase 1

 

STATEMENT OF PROBLEM

1.) Spec requires Water-stop in water containing structures required at all construction joints and max vertical CJ at 25'. Bid quantities only for joints shown on drawings, which was a fraction or required joints.

2.) Spec requires Water-stop in non water containing structures required at all construction joints and max vertical CJ at 45'. Bid quantities only for joints shown on drawings, which was a fraction of required joints.

3.) Basement walls at Head-works and Blower RAS buildings required Class A rub finish.

4.) Crane size and bid value to small/low.

5.) Horizontal/Vertical re-steel Dowels through wall/foundation forms.

ROM Water-stop joints $150K
ROM Wall Rubbing $35K
ROM Crane  $150K
ROM Form Saver $85K

 

ROOT CAUSE

 

COURSE OF ACTION

1.) Provided owner with water-stop drawings for all structures to make sure CCC was following spec required and built all structures to spec.

3.) Provided the required finish as cost effectively as possible. 

4.) CCC was able to get a reasonable rate for a larger crane.  

5.) CCC installed form savers to avoid holes through rental forms or building job site fillers (which didn't work in all areas)

 

LESSON FOR FUTURE PROJECTS

1.) Estimating should review water-stop and construction joint spec and drawing notes to know spacing and location of all water-stop required. Note that it could be more than is labeled on drawings.

3.) Estimating to review all required concrete finishes in spec and notes on drawings. ACI standards may apply. 

4.) Confirm crane size with production rates to make sure lifting load and reach will be sufficient.

5.) Estimating to review drawings for any locations to provide a form system that would allow holes, job built fillers or other options.
