  STATEMENT OF PROBLEM: Due to the scale, complexity, PO delay, time frame, and importance of this job, it would have been beneficial to have a dedicated structural steel team working along side the 3090 GC-7 management team (running GCs, SP Concrete & Interiors) to get the structural steel portion of this project up and running. Having a dedicated and experienced structural steel PM & PE to review steel shop drawings, details, piece by piece sequencing, and delivery schedule could have increased ease of erection, prevented delivery delays, plumbing & racking, other trade delays, etc.

COURSE OF ACTION: The issue was ongoing throughout the steel portion of this project. The GC project management team struggled through and did the best we could based on the resources we had, which ultimately, were poor.

LESSON FOR FUTURE PROJECTS: A job of this scale, complexity, time frame, and importance needed a dedicated self-perform management team from the onset of this job working in conjunction with the GC team. Furthermore, better coordination between superintendents needs to be addressed.
